A historical appraisal develops an opinion of residential real estate value as of a specified date in the past. The effective date may be relatively recent or many years earlier depending on the purpose of the assignment.
A current appraisal asks what a property is worth now. A historical appraisal asks what the property was worth at an earlier point in time. The analysis therefore focuses on market conditions, comparable transactions, property characteristics, and buyer expectations that existed on the historical effective date.
Historical valuation is not simply a matter of locating the closest old sales. The appraiser must determine which transactions actually competed with the subject and evaluate those transactions within the market conditions existing at the time.
As the valuation date becomes older, records may become less complete and the property itself may have changed. Older assignments can require additional research into historical listings, property records, photographs, market trends, prior sales, and other information available from the relevant period.
A property inspected today may not have looked the same on the historical effective date. Remodeling, additions, deferred maintenance, accessory improvements, or other physical changes may need to be identified so later improvements are not incorrectly attributed to the earlier period.
