For a Glendale Date of Death appraisal, the comparable set should track the subject's housing era, neighborhood pattern, condition, and location influences as they existed on the prior date.
In established neighborhoods, remodeling, additions, carport or garage changes, pools, landscaping, and effective age can produce larger differences than a simple year-built adjustment suggests.
Later subdivisions can be segmented by builder, HOA structure, lot position, amenities, and development phase. Those buyers may not have considered older central-city housing a direct substitute.
