A so-called backdated appraisal in Apache Junction is properly an appraisal completed now with an earlier effective date for the value opinion. The appraisal report itself is not backdated. A prior-date appraiser identifies the historical valuation date, reconstructs the property and neighborhood as of that date, and develops the opinion from market evidence that reflects the earlier residential market.
The appraisal may be inspected, researched, signed, and delivered now while the value applies to a date months or years earlier. Keeping those dates clearly separated prevents current information from being mistaken for evidence that belonged to the historical market.
Renovations, additions, repairs, deferred maintenance, accessory improvements, landscaping, or other changes may have occurred after the effective date. Historical records should be used to determine which characteristics belonged to the property being valued.
Later residential projects and infrastructure can materially change the appearance and competitive setting of an area. For an earlier-effective-date appraisal, those later improvements should be identified but not silently imported into the prior market.
The appraiser should determine whether each older sale offered similar utility and competed for a similar buyer. A historically appropriate sale farther away may provide stronger evidence than a nearby transaction from a materially different residential segment.
Earlier-effective-date valuation can be useful for Date of Death appraisal, estate settlement, trust administration, inherited property, prior transfers, and other matters where a defensible residential value is needed for a date in the past.
